An associate of the National Association of Estate Agents, Charlie Champion (43) has been letting landlord’s flats in and around Kensington & Chelsea since 1989 (and has the grey hairs to prove it). Over the years he has built personal relationships with over 3000 landlords and tenants, and he’s still going strong. Regular ARLA training has also meant Charlie has a thorough grounding in the ever-increasing red tape and legalities of the lettings process.
Charlie leads his team by giving straightforward, honest advice, thus reducing the sometimes tricky job of finding the right tenant for the right property to a simple task. He thinks the key to it has been hard work, the personal touch, and beating other agents to it on a daily basis.
Married with two children, he lives in South Kensington. What would he do if he wasn’t in the lettings business? “Easy. I’d be an RAF fighter pilot.”
So how would Charlie suggest landlords avoid problems in the current tough climate?
“I’ve been here before and in a property downturn I’ve learned it’s all about the quality of the tenants. If you’ve got a good tenant in place who pays on time, don’t increase the rent too much at renewal time and don’t let normal wear and tear downgrade the property – keep it in good order so it attracts tenants and your tenant is happy to stay. We also give landlords lots of practical advice about how to reduce the voids between tenancies”.
